The damage is a clue to what’s going on
Asphalt damage usually has a pattern, and the pattern is a clue. A web of cracks like alligator skin often points to the ground under that spot softening — from water, soil movement, or loads heavier than the pavement was built for. Crumbling along the side usually means the edge has lost its support. A pothole is often what a crack turns into after water gets in and Colorado freeze-thaw cycles work on it. A low spot that holds a puddle tends to get worse, because standing water is hard on any pavement.
Causes vary, and some have nothing to do with how the pavement was built: a downspout or sprinkler soaking one corner, tree roots, a utility trench that settled, a delivery truck, simple age, or the ground itself moving, which Front Range soils are known for. That’s why we look before we quote. A lasting repair removes the failed asphalt, addresses what we find underneath, and replaces the section with hot-mix asphalt compacted flush with what’s around it. If most of the pavement is still sound, that’s usually all it needs.
Asphalt and blacktop repairs that hold up
Potholes & failed sections
We saw-cut a clean rectangle around the bad area, remove the broken asphalt, rebuild and compact the base where it’s soft, then patch with hot asphalt. Square, cut edges give a patch its best chance of staying put.
Broken edges & low spots
Crumbling edges are rebuilt and backed up to better stand up to tires running along them. Low spots that pond water are cut out and re-graded so snowmelt drains instead of sitting and freezing.
Crack sealing
Cracks are cleaned out and sealed so water can’t reach the base — the cheapest way to keep a good driveway good. It works on individual cracks; areas of alligator cracking generally need to be cut out instead.
How an asphalt repair gets done
The same clear steps on every job — you’ll know what’s happening and why.
Find the cause
We walk the pavement with you, look at each problem area, and look for the likely cause — soft base, water, heavy loads, roots, settlement, or an edge that’s lost support.
Written scope & price
You get a written estimate that lists each repair area and what’s being done to it, so there’s no guessing about what’s included.
Cut out the failure
Failed areas are saw-cut to clean, square edges and the broken asphalt is removed and hauled off.
Fix what’s underneath
Where the base is soft or wet, it’s dug out and rebuilt with compacted road base, and the grade is corrected where water was ponding.
Patch hot & compact
The cut is filled with hot-mix asphalt and compacted flush with the surrounding pavement. Remaining cracks are cleaned and sealed.

What asphalt repair costs
Our asphalt projects start at $4,500. A repair crew, a truck, and a load of hot asphalt have to come out whether the patch is small or large, so that’s the point where professional repair makes sense.
That makes us the right call for real repairs — a failed section, several patches in one visit, broken edges, a drainage fix — usually combined with sealing the cracks in the rest of the pavement while we’re there. For one small pothole, we’ll tell you honestly that it isn’t worth our minimum. Your written estimate is a fixed price with each repair area listed.
- ▲Total area cut outMore square footage of patching means more asphalt and more time.
- ▲How deep the problem goesSurface damage costs less than a soft base that has to be dug out and rebuilt.
- ▲Number of separate spotsTen small patches take longer than one large one of the same area.
- ▲Drainage correctionsRe-grading a low spot so it stops ponding adds work, and prevents the repeat failure.
- ▲Crack sealing footagePriced by how many feet of cracks need cleaning and sealing.
- ▲Distance & accessHot asphalt is trucked from Colorado Springs plants; Teller County and far-east properties cost more to reach.
